Mosaic, a Saint Capital development is the conversion of over six acres of vacant and underutilized property in Downtown Greenville, South Carolina into a mixed-use, mixed-income community with a goal to increasing the City’s supply of affordable housing.

Redevelop and Enhance

Mosaic – transforming a once forgotten area into an inclusive mixed use mixed income community. 

Mosaic’s redevelopment of the area will utilize the size of the site and create “nodes” within the community based on appropriate density. Starting on Perry Ave, the townhomes density will be consistent with the homes, duplexes, and townhomes being built in and around the area. As the move through the site towards Academy St. the density and community will begin to become gradually denser approaching the “mixed-use mode”. Here, you will find both townhomes, two level apartments along Ware Street and internal to the site. Finally, as you approach Academy St, you will be met with multiple common area spaces including a central plaza connecting you to street level community focused retail.

Rezone and Embrace

Creating an inclusive
Greenville starts with better zoning.

Rezoning of approximately three (3) acres along Academy from RDV to C-4 will allow for more residential homes and conserve the remaining commercial retail uses to those aimed at increasing the living experience for those living in and around the West End.

It has always been the goal for Mosaic to be a community available to all. As housing prices continue to rise, and the need for more affordable housing geared towards our City’s workforce increases, Mosaic hopes to be an example of how public-private partnerships and municipalities can work together to tackle this housing crisis. By reducing the total amount of commercial space and converting it to more residential multi-family, Mosaic will be one step closer to becoming a community where at least 20% of the community is dedicated towards our City’s working class.

Converting potential commercial uses to additional residential homes will allow Mosaic’s public-private partnership with the Greenville Housing Fund to offer more affordability throughout the community.
